Plumber Northmead

Plumber Northmead calls start with one question: was the power off as well? Water here depends partly on electric pumps, so a long power cut can end in dry taps, an airlocked bathroom or a leak as supply returns. Each fault is found, then quoted in writing, from geyser repair to a burst pipe.

In Northmead, a Power Cut Becomes a Water Cut

Water towers are filled by electric pumps, so in Northmead the lights and the taps can fail together.

Ekurhuleni spelled out the link in September 2022. Residents in high-lying areas are hit hardest, the City said, because their pressure relies on water towers “filled through pumping from reservoirs using electricity”, and the emergency generators at pump stations “cease to operate in case of a prolonged outage”. Northmead was on its list of affected areas, along with Rynfield, Crystal Park and Farrarmere.

Northmead’s own system has shown the weak point more than once. In February 2022 a local councillor said the pump station and its control panel ran on two separate electrical grids, so an outage on either one would hurt the water supply. In May 2023, with load-shedding cutting water in Northmead, Rynfield and Ebotse, the Ebotse estate manager said the problem would only be resolved once the metro prioritised back-up generators at the Benoni 1 and 2 reservoirs. A 500kVA generator was commissioned at the Northmead water tower in June 2023, after residents had faced water cuts during power outages.

The generator did not end it. During the power outages of February 2025, the Benoni City Times reported that water supply from the Hospital Road water tower was affected as well. And the cable-theft outage of January 2026, which ran for more than 100 hours, took in Northmead.

The new tower is meant to change that. In January 2025 the same councillor said the system would give residents “over 36 hours of water supply should interruptions occur”, and the R47m, 5.5-megalitre tower on Hospital Road had its valve opened at a ceremony on 13 June 2025. It is meant to supply more than 105,000 residents across four wards. Three months later it was still not supplying residents, after the contractor had suspended work over delayed payment certificates. Whether it is in full service by the time you read this is a question for the City, so plan your plumbing as if a long power cut can still become a water cut.

In the house, the order of events matters. In a long cut the power goes first, the water fades as the system drains, and when the power comes back the water returns later still, once the pumps have refilled what feeds you. A booster pump stops with the power and is best left switched off until the supply, or its tank, has refilled. So check the plumbing when the water comes back, not when the lights do: a tap left open, a tired flexi-hose or an airlock shows itself in that first hour.

In Northmead, treat a long power cut as a water cut on its way: close the taps, switch any booster off, and walk the house once the water is back rather than when the lights return.

Faults That Follow a Northmead Power Cut

Two of these are worth a plumber. The other is worth recognising before you pay for one.

  • One bathroom still dry after the water came back

    What it usually means
An airlock: a pocket of air trapped at a high point in the pipe, such as a run through the roof, which the returning pressure is too weak to push through.
    What it needs
The air purged by running mains pressure back through that line from a tap that works. If it keeps happening, the pipe needs an air release point or a different route.
  • Taps fading to nothing during a long power cut

    What it usually means
Usually the area’s supply running down as pumps without power stop topping up the system. Nothing in the house has failed.
    What it needs
No plumber yet. Check that the street is dry too, and wait for the supply to return before judging the plumbing.
  • A ceiling stain after a summer storm

    What it usually means
Either the roof or gutters are letting water in, or the geyser’s drip tray or overflow in the roof space has backed up. When hail hit Northmead in February 2021, part of the ceiling at Northmead Bowling Club came down after water leaked through the roof, and the club’s chairperson said its gutters had not been cleaned in years.
    What it needs
A look in the roof space to tell the two apart. The geyser’s tray and overflow are a plumbing repair; a roof leak is a roofer’s, and clean gutters before summer help both.

Outage Damage, Written Up and Fixed in Order

Power and water failing together leave insurance claims and pump faults behind. These four methods cover both.

  • Outage damage written up for the claim

What failed and why, in writing, with photos and serial numbers, and the insurer’s share and yours on separate lines.

  • Pumps repaired before they are replaced

A booster that lost its prime or burnt a seal is repaired where it can be. A new pump is quoted only with the reason written down.

  • Checked with the supply back on

Leak and joint checks are done once the water has returned, so each repair is judged at the pressure it will actually carry.

  • Fee first, even after a blackout

The call-out is given in rand on the call back, the same way after a long outage as on any ordinary day.

What Northmead Households Ask About Power and Water

Cost first, then the questions that come up when the lights and the taps fail together.

  • What does a plumber cost in Northmead?

Benoni listings put hourly labour at roughly R400 to R900, and one 2026 price guide puts a standard call-out at R450 to R750. Those are market ranges, not our rates. Your address and the time of day both shape the fee.

  • The power is back but my taps are still dry. What should I do?

Give it time: City notices warn that supply returns gradually. If your neighbours have water and you do not, check your own stopcock and meter, as the fault may be on your side. If the whole street is still dry long after the power came back, report it to the City on 0860 543 000.

  • Why is the water milky when it comes back?

Tiny air bubbles, forced in as the pipes refill. If a glass clears from the bottom up within a minute or so, it is air and harmless. Water that stays cloudy or comes out brown is worth reporting to the City on 0860 543 000.

  • Can I leave a tap open so I know when the water is back?

Better not, as it can run for hours when the supply returns, perhaps while you are out or asleep. A safer signal is a toilet: flush it once the supply has gone, and when the water returns the cistern refills with an audible hiss and stops on its own.

  • Can I claim from the City for plumbing damage after an outage?

Do not count on it. The City’s draft water by-laws say it may reduce pressure or interrupt supply without notice and is not liable for any resulting loss or damage. Household insurance is the likelier route, so photograph the damage and ask for the old parts to be kept for the assessor.

  • Do you take on plumbing for shops and schools in Northmead?

Yes, on the same terms: the fee first, a written quote, and an itemised invoice. The City’s 2015 regional plan supports medium and high density housing around Northmead Square, and for a block of units the commercial plumbing page covers body corporate work.

  • Is my house supplied by the Northmead tower?

City notices name suburbs, not streets, but they are your best guide. When the tower was being connected to the new Northmead Reservoir in May 2024, the notice listed Airfield, Brentwood Park, Goedeburg, Farrarmere Gardens, Oakfield, part of Morehill, Northmead, North Villa and Rynfield. If tower or reservoir work keeps appearing on your notices, you are probably on that part of the network.

  • Do you also cover Rynfield, across the M45?

Yes. The M45 separates Northmead from Rynfield, and City notices group Rynfield’s town streets with Northmead. Rynfield has its own page, for a plumber in Rynfield, because its agricultural holdings fall in a different notice group.
