Gas Has Its Own Law, Separate From the Plumbing

A gas geyser sits under rules the water by-laws do not cover, and they come back to you on the day the house is sold.

An electric geyser falls mostly under water rules. A gas geyser adds the Pressure Equipment Regulations, which say that no person may install or remove a gas appliance unless they are an authorised person. In practice that means someone registered with SAQCC Gas, and it is reasonable to ask to see their registration card before any work starts. A plumber who is not on that register may handle the water side of the job, but the gas side is closed to them.

The same regulations require a certificate of conformity, issued by the authorised person or an approved inspection authority, after a gas installation is completed, modified or altered, and on a change of user or ownership. So the certificate is not a once-off. Move the geyser, add a hob to the line or sell the house, and the question comes up again. Each certificate speaks for the installation as it stood on the day it was issued, not for anything added since.

The ownership part is the one that catches people out when a Benoni house goes on the market. An installation that was never certified, or one that was changed after its certificate was issued, has to be brought up to standard before a new certificate can be written for the buyer. Discovering that with a transfer date already set is the stressful way to find out, and the cheapest fix is a correct installation in the first place.

Long power cuts are the obvious reason to look at gas here. From 24 January 2026, a damaged cable between the Morehill and CBD substations kept the CBD, Northmead, Rynfield and several other suburbs without power for more than 100 hours, and in February 2025 Ward 27 had 11 days of outages. A geyser that does not depend on an element makes sense against a record like that.

Gas does not make a house immune to every outage, though. Every gas geyser needs water flowing through it, so a Rand Water shutdown stops it as surely as it stops an electric one, and many instantaneous models need batteries or a mains supply for their ignition. How a model lights is worth knowing before you choose it, because it decides how much the next power cut still affects you.

Keep the gas certificate of conformity with the house papers, and expect to need a new one whenever the gas installation changes or the house is sold.

What People Ask Before Switching to Gas

Price comes first. After that, most questions are about the rules and where things can go.

  • How much does a gas geyser installation cost in Benoni?

    The number is litres per minute, not tank size. A 10 litre unit suits one shower at a time; if a shower and a kitchen tap often run together, or there are two bathrooms, 16 litres or more is the safer choice.

  • Can my electric geyser be converted to gas?

    Yes. The usual route is an instantaneous gas geyser on the hot water supply, with the electric geyser taken out of use or kept as a backup on a bypass. Where the hot pipes run decides how neatly that works, so it is quoted after a look at the roof.

  • Where can the gas bottles stand?

    Outside, in the open air, on a firm and level base, and clear of drains, windows, doors and anything that could ignite gas. Bottled gas is heavier than air, so a leak collects in low places such as drains. The rules set exact distances, measured on site.

  • Will a gas geyser give hot water in a long power cut?

    A battery-ignition model will, so keep a spare set of batteries in the house, because they tend to run flat at the worst moment. A model that lights from the mains needs a backup supply before it can do the same.

    Book the inspection a few weeks before transfer, so anything that fails can be fixed without holding up the sale. Give the certificate to your conveyancer, and remember that the electrical certificate is a separate document.
