The City Wants Businesses to Hold 36 Hours of Water
That request came with a planned shutdown. Power cuts since then show why it matters on ordinary days too.
In May 2025, ahead of planned Rand Water maintenance on the Mapleton system that supplies Benoni, the City urged businesses and institutions to keep on-site storage equal to their daily demand, or at least up to 36 hours. Households heard a similar message before the December 2025 maintenance. It came with a reminder to make sure any private equipment meant to boost water pressure was properly maintained and working. For a shop or a block of flats, a day and a half of water is a plumbing project, and the hard part is not the tank but getting the water back out of it.
Rand Water’s maintenance is not the only way a business ends up dry. The Benoni City Times reported 11 days of power outages in Ward 27 in February 2025, and said water supply from the Hospital Road water tower was affected as well. Then, from 24 January 2026, damage to a cable between the Morehill and CBD substations cut power to parts of Benoni, the CBD among them, for more than 100 hours, and the paper reported that small businesses bore the brunt. Neither was a planned water shutdown, and neither came with a notice to fill tanks first.

Those two kinds of failure meet at the tank. A tank at ground level needs an electric pump to lift its water into the building, and when the power goes, the pump goes with it. The water is there, paid for and stored, while the cisterns stay empty, so storage planned without the power supply in mind solves only half the problem.
There are plumbing answers, and they are decided at installation. A tank raised high enough can feed toilets and hand basins by gravity with no pump at all. A ground tank can have its pump on the same backup power as the tills and the lights, and a bypass valve lets the building run straight off the main whenever the main has pressure and the pump does not. Which mix suits depends on the building’s height, its daily use and the outlets that must keep working, and it is far cheaper to decide on paper than after the tank is standing.
Sectional title schemes have to make that decision together, because storage for a whole block is not one owner’s call. Unit owners still carry risks of their own: one owner on a consumer forum was told by the insurer that a failing geyser would be covered only once it actually burst. A block’s water plan therefore has two parts, the shared storage and the plumbing inside each unit.
